Barndominium Builders in Calgary, Alberta

Calgary is home base for Chinook Barndo Co., and it is mostly a city of serviced lots: established neighbourhoods and new communities on small lots, with little open land left inside the limits. So a barndominium here usually takes one of two routes. On a city lot, it is a steel-clad or post-frame home designed to the lot's Land Use Bylaw district and built under a City of Calgary permit. For room to spread out, it means land just past the city limits, where Rocky View County and Foothills County write their own land use bylaws and the answers on shops, setbacks and servicing change with the county. Either way, the parcel shapes the design more than the floor plan does: the district's setbacks and height limit, the route to the sewer or to a private sewage system, the water source, and the snow and wind values the designer applies to the site. Post-frame homes and steel-frame barndominiums suit a wide, open plan with a shop bay under the same roof, and custom plans fit that plan to a specific lot. If you would rather have the house built in our yard and moved to your land, see RTM homes. Send us the parcel through the survey and we will check the district, the permits and the servicing before anything is drawn.

Post-Frame and Steel-Frame Barndominiums Near Calgary

A post-frame home, often called a pole barn home, sets its frame on widely spaced posts and suits a wide, simple layout with a shop bay under the same roof. A steel-frame barndominium uses a bolted steel frame, and an RTM (ready-to-move) home is built off site and moved to the land. Which one fits comes down to the land use rules, the site and the design values for your location.

Building a Barndominium in Calgary: Permits, Land Use, Sewage and Water

On acreage the land use, sewage and water answers often come before the building answer. Here is who decides each part in Calgary, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit City building office

City of Calgary Development and Building (Single Construction Permit)

New house construction in Calgary always needs a building permit. The City issues it as a Single Construction Permit, which bundles the building permit with the plumbing, electrical, gas and HVAC trade permits. A detached shop on the same parcel needs its own building and trade permits, and a design that breaks a Land Use Bylaw rule, or a use listed as discretionary in its district, needs a development permit as well.

Who decides the land use Serviced city land

City of Calgary Land Use Bylaw; Rocky View County and Foothills County beyond the city

Inside the city, the lot's Land Use Bylaw district decides what can be built. At the edges, the City plans jointly with its neighbours: it has three active intermunicipal development plans, with Rocky View County, with Foothills County, and the Calgary–Chestermere interface plan. They coordinate land use, roads and servicing near the shared borders; the county's own bylaw still governs acreage on its side of the line.

Sewer or private sewage Municipal sewer

City of Calgary Water Services (wastewater)

City lots drain to Calgary's sewage collection system and its three wastewater treatment plants, Bonnybrook, Fish Creek and Pine Creek, which release treated water to the Bow River. Acreage beyond that system needs a private sewage system under its own permit instead.

Where the water comes from Municipal water

City of Calgary Water Services

Calgary's two treatment plants draw from the Bow and Elbow rivers: Bearspaw takes water from the Bearspaw Reservoir on the Bow River, and Glenmore from the Glenmore Reservoir, which the Elbow River feeds. Serviced city lots connect to that system; acreage outside it usually relies on a private well.

Rocky View County farmland
In Rocky View County's Agricultural, General (A-GEN) district, a single detached dwelling and an accessory building up to 930 m² (10,010 sq ft) are permitted uses. The district is meant for farming on a quarter section or larger, or for a small first parcel out, and parcels under 32.4 ha (80 acres) may hold at most two dwelling units.

Foothills County: a shop joined to the house
Foothills County's accessory-building guide (last updated June 2021) treats a building attached to the house by a roof, common wall or foundation as part of the principal building, not an accessory building, and says an accessory building shall not be used as a dwelling unless specifically approved for that purpose.

Private sewage on acreage
Alberta's Private Sewage Disposal Systems Regulation adopts the 2021 Alberta Private Sewage Systems Standard of Practice, and a contractor needs a current certificate of competency to take out private sewage permits.

Building on Land Near Calgary

For acreage near Calgary, start with the county rather than the city. Rocky View County's agricultural district permits a house and a large accessory building on farm-sized parcels, while Foothills County counts a shop joined to the house by a roof, wall or foundation as part of the house, which is one reason owners often design the shop and the living space as one building. Off the city systems, plan for a private sewage system under its own permit and a private well: Alberta's Water Act gives a landowner the right to divert groundwater for household purposes, up to 1,250 cubic metres a year, without a licence. Check nearby well records in the Alberta Water Well Information Database before you buy, and confirm the land use district with the county before you design.

Building in Calgary: questions

Start the survey
How much does it cost to build a barndominium near Calgary?
Around Calgary the site often moves the number as much as the building does: a city lot's district setbacks and servicing, or on acreage the length of the driveway, the private sewage system and the well. A useful quote is priced against the actual parcel, not a flat rate. For sourced ranges and what drives them, read our barndominium cost guide.
Do I need a building permit for a barndominium in Calgary?
Yes. Inside the city the City of Calgary issues a Single Construction Permit for a new house, and a development permit is added when the design or use falls outside what the district allows outright. On county land the usual pair is a development permit under the county's land use bylaw and a building permit under the Safety Codes Act. Alberta also requires warranty coverage and a licensed builder, or an owner-builder authorization, before a new-home permit is issued: our legal guide explains it.
Can the shop and the house be one building on acreage near Calgary?
Often that is the cleanest route. Foothills County treats a building joined to the house by a roof, common wall or foundation as part of the house, and its guide says a detached accessory building is not to be used as a dwelling without specific approval. Rocky View County's agricultural district permits a large accessory building alongside a house. Rules differ by county and district, so a custom plan starts from the parcel's own bylaw.
What snow and wind values does a barndominium in Calgary use?
The National Building Code – 2023 Alberta Edition lists Calgary with a ground snow load of 1.1 kPa, a rain load of 0.1 kPa, an hourly wind pressure of 0.48 kPa at the 1-in-50 level and a January design temperature of −30 °C. Those are the table's Calgary values; the designer confirms the values for your actual site, which can differ outside the city.
Is land near Calgary on city water or a well?
Serviced city lots are on Calgary's system, which draws from the Bow and Elbow rivers. Most acreage outside the city relies on a private well. In Alberta a household can draw groundwater for household purposes without a Water Act licence, and the Alberta Water Well Information Database shows records for wells already drilled nearby.
