Barndominium Builders in Fort McMurray (Wood Buffalo), Alberta

Fort McMurray is the urban centre of the Regional Municipality of Wood Buffalo, a specialized municipality that covers the city and a large rural region of hamlets and country residential areas, from Saprae Creek Estates and Gregoire Lake Estates to Anzac, Conklin and Janvier. One municipality issues the building permits, writes the Land Use Bylaw and runs the water and sewer services across all of it, which keeps the approvals simple even if the sites are not. In and around Fort McMurray, the flood management area maps in the bylaw decide how high the first floor of a new house has to sit. Out in the rural districts, acreage lots of a hectare or more can carry a house and a substantial shop, subject to site studies and the bylaw's accessory building limits. A post-frame home or steel-frame barndominium suits that kind of lot, and for a remote parcel an RTM home built in our yard and moved north can shorten the time spent building on site. Use the survey to send the parcel, and we will check the district, the flood maps and the servicing before planning the build.

Post-Frame and Steel-Frame Barndominiums Near Fort McMurray

A post-frame home, often called a pole barn home, sets its frame on widely spaced posts and suits a wide, simple layout with a shop bay under the same roof. A steel-frame barndominium uses a bolted steel frame, and an RTM (ready-to-move) home is built off site and moved to the land. Which one fits comes down to the land use rules, the site and the design values for your location.

Sewer or private sewage Private sewage permit

Regional Municipality of Wood Buffalo, Safety Codes Permits (private sewage)

Where there is no sewer, a private sewage permit from the Municipality is required before the system goes in, separate from the plumbing permit for the house. The Municipality states that a homeowner cannot apply for this permit, so a certified installer takes it out. Its application checklists cover holding tanks, mound fields and open discharge.

Building in the flood management area
Under section 5.18 of Wood Buffalo's Land Use Bylaw, new residential development in the mapped flood management area is allowed only where flood mitigation protects it or the bottom of the first-floor joists sits at or above 250.9 m elevation. Habitable rooms and mechanical equipment must be at or above that elevation, basement suites are not permitted, and every building needs a sewer backup valve.

Country residential acreage
In the CR Country Residential District, the minimum lot area is 1.0 ha outside Gregoire Lake Estates, with a 12.0 m height limit. Development is allowed only if a site-specific geotechnical study by a qualified professional satisfies the Development Authority and the studies assess flood and subsidence risks.

Building on Land Near Fort McMurray

Rural land in the Regional Municipality of Wood Buffalo comes with a few conditions to plan around. A shop has to wait for the house, since the bylaw does not allow an accessory building before the principal building, and it cannot be lived in unless approved as a secondary suite. In rural service area residential districts, a shop on a lot of 0.405 ha or more may be up to 7.0 m tall, and total accessory building coverage is capped at 15% of the lot up to 250 m², or 350 m² on lots of 0.7 ha and larger. Country residential lots also need a geotechnical study. Where piped rural servicing has not arrived, the house needs a private sewage system or holding tank and a water supply of its own.

Building in Fort McMurray: questions

Start the survey
How much does it cost to build a barndominium near Fort McMurray?
Distance and site work weigh heavily here: the geotechnical study a country residential lot needs, the foundation the soils call for, flood-area elevations, and whether piped rural servicing reaches the lot or a holding tank and trucked water are needed. Each parcel is quoted on its own terms. The barndominium cost guide lays out sourced price ranges.
Do I need a building permit for a barndominium in Fort McMurray (Wood Buffalo)?
Yes. The Regional Municipality of Wood Buffalo issues building permits for new homes, often after a development permit, and needs a valid home warranty number or an Owner Builder Authorization before it will issue one. Private sewage, plumbing, electrical and gas work each take their own permit. Our legal guide covers the provincial rules behind that.
Can I build a barndominium in Fort McMurray's flood area?
Only under strict conditions. In the mapped flood management area a new house needs flood mitigation protection or a first floor built so the joists sit at or above 250.9 m elevation, with no habitable rooms or mechanical equipment below that level and no basement suite. The Municipality may also ask for technical studies and a save harmless agreement.
Is there water and sewer service on rural lots near Fort McMurray?
In some communities, yes, and in more of them soon. The Municipality's Rural Water and Sewer Servicing program is connecting properties in Anzac, Conklin, Gregoire Lake Estates, Janvier and Saprae Creek Estates to piped water and sewer. Until a community's program closes, registered rural residents get trucked water and septic pickup coordinated by the Municipality.
What snow and cold values apply to a barndominium in Fort McMurray?
Table C-2 of the National Building Code – 2023 Alberta Edition gives Fort McMurray a ground snow load of 1.5 kPa, a rain load of 0.1 kPa, a 1-in-50 hourly wind pressure of 0.35 kPa, 6,250 heating degree-days and a January design temperature of −38 °C. The designer confirms the values for the specific site.
