Barndominium Builders in the Township of Langley, British Columbia
The Township of Langley is one of the few places in Metro Vancouver where a barndominium on real acreage is a practical plan. Most of the Township's land is in the Agricultural Land Reserve, and the rest ranges from rural parcels to serviced communities such as Aldergrove. It is a separate municipality from the City of Langley, with its own zoning bylaw and its own building permits, so the rules on this page are the Township's. That mix decides what a barndominium looks like here. On ALR land, the provincial limit on the house shapes the plan from the first sketch, and a large shop bay under the same roof as the living space has to be sized with that limit in mind. Off the ALR, the parcel's zone sets coverage, setbacks and height. We build post-frame homes and steel-frame barndominiums designed around those limits, and a custom plan starts from the parcel's zone, its water source and its route for sewage. Send the property through the survey and we will look at the zoning, the ALR status and the servicing before anything is drawn.

Barndominium Builders Near Township of Langley
From a turnkey build to a shell you finish yourself, the work starts with the parcel: the access, the building pad, the route to a sewer or a private sewage system, and the water source. The parcel decides the budget more than the floor area does, so each option is priced against your land rather than a rate card.

Post-Frame and Steel-Frame Barndominiums Near Township of Langley
A post-frame home, often called a pole barn home, sets its frame on widely spaced posts and suits a wide, simple layout with a shop bay under the same roof. A steel-frame barndominium uses a bolted steel frame, and an RTM (ready-to-move) home is built off site and moved to the land. Which one fits comes down to the land use rules, the site and the design values for your location.

Building a Barndominium in the Township of Langley: Permits, Land Use, Sewage and Water
On acreage the land use, sewage and water answers often come before the building answer. Here is who decides each part in Township of Langley, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.
Township of Langley Permits, Licences and Inspections Division
The Township takes applications for a new single family dwelling, or a dwelling with an accessory building, and many can be submitted online. A second dwelling under 90 m² on ALR land has its own application, with the Agricultural Land Commission's additional requirements to review first, and a property without sewer adds a septic referral form to the permit package.

Township of Langley Zoning Bylaw and the Agricultural Land Commission
Land in the Agricultural Land Reserve here is governed by both provincial regulations and Township bylaws. A use the reserve does not permit outright needs a non-farm use application to the Agricultural Land Commission, a separate Township development application, and compliance with the Zoning Bylaw. Subdividing ALR land is controlled by the provincial act together with the Township's subdivision and zoning bylaws.

Fraser Health (onsite sewerage systems)
A house with indoor plumbing and no community sewer must be connected to an onsite sewage system that meets the provincial sewerage rules. Only an Authorized Person, either a professional engineer or a Registered Onsite Wastewater Practitioner, may design, install or inspect it, and Fraser Health is the authority it is filed with.

Township of Langley water utility and private wells
Township water comes mainly from the Greater Vancouver Water District, augmented by eight groundwater wells serving Aldergrove and Acadia, with treatment for the Aldergrove groundwater. Rural parcels beyond the water mains rely on a private well instead.

- Flowing artesian wells
- Parts of the Township sit over aquifers under artesian pressure, where a new well can flow above ground on its own. Most flowing wells are in the Nicomekl-Serpentine aquifer, the aquifer west of Aldergrove and the one south of Murrayville. If a well starts to flow, a registered well driller or qualified professional must stop or control it, and making sure that happens is the well owner's responsibility.
- Moving from a well to Township water
- Where no Township water main fronts the property, the main has to be extended at the owner's expense before a connection is made. Once a property is connected to municipal water, the Township's waterworks bylaw may require the old well to be decommissioned within 30 days.

Building on Land Near Township of Langley
Before buying acreage in the Township of Langley, look the parcel up in the Township's GeoSource map, which shows its zoning, approximate lot dimensions and watercourses. If it is ALR land, the house is held to the province's residence rules: generally a single home per parcel, its floor area measured to the outside of the walls and capped at 500 m², with any attached garage beyond 42 m² added in. A shop built into the house therefore uses up part of that allowance. Off the ALR, the zone in Zoning Bylaw No. 2500 governs coverage and setbacks. Acreage beyond the water mains and sewer runs on a private well and an onsite sewage system, and a well drilled in one of the Township's artesian areas needs a driller ready to control the flow.
