Barndominium with Shop Floor Plans in Western Canada

A heated shop is the reason many people on the Prairies and in the Interior of British Columbia want a barndominium at all: room for a pickup and trailer, a tractor with a loader, a snowmobile or a boat, or a trade business, under the same roof as the house and out of the wind at minus thirty. The plan choices that matter are the ones that are hard to change later: how big the bay doors are, what wall separates the shop from the bedrooms, whether the shop is heated and insulated, where its floor water goes, and whether your county or rural municipality treats an attached shop as part of the house.

What actually changes with this feature

The look is the easy part. These are the decisions that follow from it.

Bays sized for trucks, trailers and equipment

Measure the tallest and widest thing you will ever park: a lifted pickup with a rack, a stock or boat trailer, a tractor with a loader or a combine header. Size the overhead door and the eave height to that, with clearance, and allow enough depth to close the door behind a truck and trailer. The code's minimum clear height in a storage garage is 2 m, which is far below what a working shop needs.

The wall between the shop and the bedrooms

The separating wall and any ceiling between shop and house carry an air barrier system that stops exhaust fumes. Every door between them is tight-fitting, weather-stripped and self-closing, and no doorway from the shop may open into a room used for sleeping. A boot room or mudroom between the two keeps the shop door away from the bedroom hall and gives wet gear somewhere to go.

Insulate it, even if you heat it later

Alberta's energy-code guidance is plain: attached garages must be insulated even if they are not heated, and a detached garage that is heated must be insulated too. An attached shop is therefore insulated from the start. Decide early whether the shop will be heated to living temperature or kept just above freezing, because that sets the wall, roof and slab insulation before the frame is ordered.

Floor slope and floor water

Where the floor of the house is less than 50 mm above the shop floor, the code asks for the shop floor to slope to the outdoors or, for a garage holding up to three vehicles, a 50 mm airtight curb at the edge next to the house. Snowmelt off a truck is a lot of water, so plan trench drains and where they discharge before the slab is poured, and keep shop drains separate from the septic system.

What changes when the shop joins the house

Attached, the shop is part of the house; detached, it is an accessory building with its own rules

Under the building code a storage garage that serves only the dwelling it is attached to is considered part of that dwelling, but the code still asks for an air barrier between the two that stops gas and exhaust fumes, and a door between them that is tight-fitting, weather-stripped and self-closing. Planning rules split the same way. Foothills County's accessory-building guide says a building attached to the house by a roof, common wall or foundation is part of the principal building, not an accessory building, while Red Deer County's land use bylaw says an accessory building shall not be used as a dwelling unit.

Common ways to build this

Three common ways to lay this out. Yours does not have to match one exactly — this is a starting point for the conversation, not a catalog.

Equipment shop with an end-wall house

2,400 sq ft (223 m²) shop / 1,200 sq ft (111 m²) living

A tall 40x60 shop with a wide end door for trucks and equipment, joined to a single-storey house through a boot room and laundry. The shop has its own walk door, its own drain plan and an electrical subpanel installed by a licensed trade contractor; the house side carries the septic connection and a covered entry.

Side-by-side under one roofline

1,800 sq ft (167 m²) shop / 1,800 sq ft (167 m²) living

One long building split down its length, shop bays along one side and the house along the other under a continuous gable roof. The shared wall is the gas barrier and the sound barrier, and the house entry faces away from the shop apron so snow cleared from the apron does not pile against the front door.

Home business shop with office

1,500 sq ft (139 m²) shop / 300 sq ft (28 m²) office and washroom / 1,700 sq ft (158 m²) living

For a trade business run from home. A front office and washroom keep customers out of the house. Whether a business can operate from the shop, and with how many employees or how much outdoor storage, is set by the land use or zoning bylaw, so ask the municipality before a customer entrance or a sign is drawn.

Barndominium with a Shop: common questions

6 questions worth settling before this plan is drawn. If yours is not on the list, put it in the survey.

Does an attached shop count as part of the house?
Under the building code, a storage garage that serves only the dwelling unit it is attached to is considered part of that dwelling unit, so no rated fire separation is required between them. An air barrier against exhaust fumes and a tight-fitting, weather-stripped, self-closing door between the two are still required. Some counties also treat an attached shop as part of the principal building for zoning.
Can I live in a detached shop?
Often not as your only home. Red Deer County's land use bylaw says an accessory building shall not be used as a dwelling unit and shall not contain cooking appliances, and the RM of Corman Park's zoning bylaw says accessory structures shall not be used as a residential dwelling unit unless its policies provide otherwise. Some municipalities allow a secondary suite in a shop under their own rules, so ask before you plan one.
Does an unheated attached shop need insulation?
In Alberta, yes. The province's energy-code guidance says attached garages must be insulated even if they are not heated. An unheated detached garage does not have to be insulated, but a heated detached garage does.
Can a shop door open into the house?
Yes, but not into a bedroom. A doorway between an attached garage and a dwelling unit may not be located in a room intended for sleeping, and the door must be tight-fitting, weather-stripped against gas and exhaust fumes, and fitted with a self-closing device.
How big can a shop be on Agricultural Land Reserve land?
If the shop is attached to the house, only 42 m² of attached garage and unenclosed carport is excluded from the principal residence's total floor area, and the residence is capped at 500 m². A large attached shop counts toward that cap. Detached buildings in the ALR are a separate question for the Agricultural Land Commission and the local government.
How big should the shop door be?
Big enough for the largest vehicle you expect to own, not just the one you own now. Measure width with mirrors out and height with racks, a loader or a boat's tower, then add clearance. On a clear-span building the door width is limited mainly by the header over it, so settle it before the frame is designed.
